Redmond Software Campus, Building 87
Project:
-
100,000 ft2 Office Space
- Single-story Tenant Improvement
Site Location:
-
Redmond, Washington
Team:

HVAC, design/build - PSF Mechanical, Inc.
HVAC Systems:
-
Under Floor Air Delivery System with swirl VAV & CV Air Terminal Diffusers
-
Perimeter Air Delivery System using underfloor low-profile series flow fan terminal units with electric heat
-
Tree indoor mechanical rooms with central VAV air handlers
-
Critical room dedicated split system units with redundant building VAV system
-
Central chilled water system with pad-mounted air-cooled 240 ton chiller
Energy Saving Strategies:
-
Under Floor Air Displacement system reduced cooling tonnage and air flow rates result in fan energy savings
-
VFD’s for all air handling unit fans (supply and relief)
-
ECM motors for all fan terminal units
-
"Free" cooling with economizers on all AC units; warmer discharge air temperatures result in reduced mechanical refrigeration operating hours
System Benefits/Goals:
-
Under floor building pressure sensors are utilized to control air flow throughout the 30" high space
-
DDC provides accurate temperature control for consistant space comfort
-
Building energy consumption is reduced via the use of low pressure fans and distribution systems
-
Enhanced indoor air quality: displacement ventilation concept carries indoor pollutants up and away from the occupied zone, resulting in increased ventilation effectiveness
-
Underfloor plenum allows for technology flexility: re-wiring, relocating may be accomplished without working on other floors
-
Warmer supply air results in lower space relative humidity: more comfortable and more healthy environment
